Real estate marketing in Tuscany today has to answer one specific question: how do you sell a residential project when the regional market is growing, but the main city is slowing down and growth is shifting to towns buyers barely know? For a construction company or developer, it's no longer enough to post a listing and wait. You need to present the site as a product before it's even finished, and reach the right people at the moment they're weighing a purchase. What matters isn't clicks, but site visits and signed offers.
We work with construction companies, developers and established real estate firms that want to sell their projects better, from a new residential complex to the renovation of a historic building. We were founded in Milan more than ten years ago, we work with companies across Italy, and on every project you get a senior person as your direct point of contact, coordinating strategy, materials and campaigns.
A residential project sells better when it has a name, a personality and a clear promise. With branding we build the project's identity: naming, logo, color palette, tone of voice and coordinated materials, from the site sign to the brochure. It's the first step to avoid looking like just another listing on the portals.
Anyone buying off plan has to be able to picture the finished home. Real estate renderings and virtual tours are the most convincing material you have: we put them at the heart of the story, organized by unit type, with clear floor plans, finishes and views, and we reuse them consistently across your website, campaigns and sales meetings.
We build project websites or dedicated sections on your company site, with unit availability, downloadable documents and contact forms that ask for the information your sales team needs. Every inquiry arrives with its source, so you know which channel brings site visits and not just clicks.
With Meta campaigns you reach people who live or work in the areas that matter for your project, with different messages for families, investors or buyers from abroad. Google Ads campaigns catch those already searching for a home in that town. Budget and messages change as construction progresses: more awareness at the start, more visit requests once the units are ready.
If you build in a town in the province, buyers often don't know the area yet. With an SEO strategy we create content about the area's services, transport links and quality of life, so your project shows up when someone is considering where to move. This work keeps bringing visits even after paid campaigns end.
A developer gets lots of generic inquiries and few real negotiations. With AI and automation we filter and enrich leads, answer recurring questions at any hour, and pass to your sales team only those whose budget, timing and interest fit the project. Your sales people spend less time on the phone and more time on site with people ready to buy.
Tuscan construction has deep roots in the materials supply chain too: among the technology districts recognized by the Tuscany Region is the one for marble and ornamental stone in Massa-Carrara. On the demand side, though, it's sales that show where the market is moving. According to T24 Economia (05/27/2026), which draws on the regional OMI statistics from the Agenzia delle Entrate (Italian Revenue Agency), 51,566 homes were sold in Tuscany in 2025, up 9.4% on 2024, with an average value of €196,800.
The positive regional figure hides an important difference. The city of Florence goes against the trend: 4,643 homes sold, down 3.8%, with an average value of €283,700, well above the regional average. The biggest growth comes from the smaller towns in the province, up 11.0%. The chart shows how residential sales in 2025 were distributed between the city, its surrounding belt and the rest of the province of Florence:
In the rest of the province, 5,592 homes were sold, more than in the city itself, and 2,257 in the belt. For builders, these numbers point to two very different situations that call for different marketing:
In both cases, a project without an identity and without convincing visuals struggles to stand out. It's worth saying what this data doesn't tell us, too: we have no verified figures on the number of construction companies or on regional investment, so we don't use them. We base marketing choices on your project, your target and the sales data from your previous developments.
There's another point that mainly concerns developers working in Florence. With average values this high, the typical buyer compares a few options very carefully, often over months, and expects materials worthy of the price: precise floor plans, a clear specification, realistic renderings, a knowledgeable contact. In this context, a campaign that brings lots of generic inquiries risks clogging your sales office without producing negotiations. It's better to aim for fewer but better-informed leads, and support them with content that answers their questions before they even ask. In the towns of the province, by contrast, you often need to widen the audience and explain why that area is worth a visit.
As of 10/06/2026, we have not verified any grants, open or closed, dedicated to marketing for construction or real estate companies in Tuscany.
We'd rather say so clearly than fill this section with irrelevant measures. National and Chamber of Commerce schemes exist and change often, but none of those we checked specifically funds promoting a residential project, such as a website, renderings, campaigns or brochures. If your company is considering investing in machinery or technology, it may be worth looking into incentives for capital goods, though these don't cover marketing services. Before counting on any grant, check the requirements and eligible expenses in the official call text and with your advisor. In the meantime, the most reliable way to support sales is to do well on what you control: project identity, materials, website and measurable campaigns.
Acquamarina is a high-end residential complex in Misano Adriatico, in Emilia-Romagna, so outside Tuscany. In 2025 we created the project's brand identity: strategy, logo design, color palette, brand system, brochure and editorial design. It's a branding job, not a lead generation campaign, and there are no published numerical results: we won't show you data we don't have.
We mention it because it tackles the same challenge a Tuscan developer faces when selling in the regional capital or in a prime location: giving a residential project a recognizable identity, consistent across every asset, that speaks to a discerning audience before the homes are even finished. Website, campaigns and sales activities are then built on that foundation. If you also need to generate leads, branding is the starting point, not the end: a strong identity makes campaigns more effective, because every ad, page and brochure tells the same story with the same quality. You'll find the project in our portfolio: Acquamarina.

Our FAQ section offers clear, concrete answers for anyone who has heard about web agencies and wonders what a team of professionals can really do for them.
It includes the project's identity, a website or dedicated section with availability and documentation, renderings and virtual tours organized by unit type, Meta and Google campaigns aimed at prospective buyers in the area, local SEO content, and a system to qualify leads before they reach the sales office. For a construction company that also sells outside the regional capital, it matters a lot to showcase the town and its services, not just the building.
You start early, right at the design stage: name and identity, renderings of the main units, and a dedicated page where people can leave their details to get updates. During construction, you keep interest alive with progress updates, materials, finishes and content about the neighborhood, and you launch targeted campaigns for the area and the right audiences. That way, when the units go on sale, you already have a list of interested, informed people.
Yes, especially when you sell off-plan or to people who can't visit the construction site, such as a buyer living in another region or abroad. High-quality renderings and a virtual tour let people grasp the spaces, light and finishes before visiting, and they cut down on appointments with people who aren't really interested. But they only work if they're realistic and part of a clear journey: unit page, floor plan, price or price range, and a simple way to request information.
By combining targeted campaigns with an effective filter. Campaigns reach people who live, work or are house hunting in the project's area; the website and forms collect useful information, such as the type of property sought, budget and timing; automation instantly answers the most common questions and alerts sales only to the leads that fit the offer. We track every inquiry back to its source, so you can shift budget to the channels that bring visits and negotiations.
As of 10/06/2026, we haven't verified any grants, whether OPEN or CLOSED, dedicated to marketing for construction or real estate companies in Tuscany, and we have no verified data to share on the effect of building bonuses on the regional market, so we won't give you figures or deadlines. The rules on building incentives change often and depend on the type of work. Our advice is to check them with your technical consultant and your tax advisor, and always read the official text of each measure.
With content and campaigns designed for people buying from afar. Buyers living abroad often don't know the town, its transport links or local services: the project website needs to present them in their language, along with renderings, virtual tours and clear floor plans that let them evaluate the property before the trip. Meta campaigns reach this audience with messages separate from those aimed at local families or investors. Inquiries should then be followed up with fast replies and documentation in the right language, leading to a carefully organized site visit.
